FAQ
Getting started
Do I need a repair or a new roof?
It depends on the roof's age and how widespread the damage is. A roof near the end of its life with problems in several spots usually costs less to replace than to keep patching. The inspection tells you which.
Do you pull permits?
Yes. Reroofing in Tampa requires a building permit, and the licensed contractor pulls it.
How long does a roof replacement take?
Most homes take one to three days once materials arrive, depending on size, roof type and weather.
Do you handle emergencies?
Yes. The phone is answered 24/7 for active leaks and storm damage, and emergency tarping keeps water out until repairs are made.
Is the roofer licensed?
Yes. Roofing work is performed by Westfall Roofing, a Florida certified roofing contractor, license CCC056392.
FAQ
Repairs & leaks
What causes most roof leaks in Tampa?
Worn flashing, cracked pipe boots and wind-lifted shingles are the usual causes, along with cracked or slipped tiles.
Can you repair just part of my roof?
Often, yes, when the rest of the roof is in good shape. If the damage is widespread or the roof is near the end of its life, we'll tell you.
What should I do if my roof is leaking right now?
Move belongings away from the drip, catch the water, and call. For active leaks after a storm, ask about emergency tarping.
Why is water pooling on my flat roof?
Low spots or clogged drains. Water that sits for days shortens the life of the membrane.
TPO or modified bitumen?
TPO is a single-ply, reflective membrane. Modified bitumen is a layered, asphalt-based system. Both are common in Tampa.
FAQ
Storms & inspections
What should I do right after storm damage?
Get everyone safe, photograph the damage from the ground, and call for an inspection. Don't climb onto a wet or damaged roof.
Do you offer emergency tarping?
Yes. A tarp keeps water out until permanent repairs can be made.
How do I know if storm damage is serious?
Missing shingles, cracked tiles, lifted metal panels or new ceiling stains all mean it's time for an inspection. Don't climb on the roof to check.
How often should a roof be inspected?
Once a year, and after any major storm.
Do I need a roof inspection to buy or sell a home?
It helps. In Florida, buyers and insurers pay close attention to a roof's age and condition.
What do I get after the inspection?
A summary of what we found, with photos, and a written quote for any repairs.
FAQ
New roofs & materials
How long does a replacement take?
Most homes take one to three days once materials arrive, depending on size, roof type and weather.
What affects the price?
Roof size and pitch, the material you choose, how many layers come off, and how much decking needs replacing.
Is tear-off included?
Yes. Removing and disposing of the old roof is part of a full replacement quote.
Why do roofing quotes vary so much?
Different underlayment, different decking assumptions, and whether tear-off, permits and disposal are included. An itemized quote makes them comparable.
Is the cheapest quote a bad sign?
Not always. Compare line by line. Underlayment, the per-sheet decking price and the warranty are where cheap quotes usually cut.
How long do shingles last in Tampa?
Typically 15 to 20 years. Heat, sun and storms wear them faster than in milder climates.
Architectural or 3-tab shingles?
Architectural shingles are thicker, carry higher wind ratings and are the standard choice today.
Standing seam or 5V crimp?
Standing seam hides its fasteners and costs more. 5V crimp is the classic Florida look, with exposed fasteners.
Is a metal roof loud in the rain?
Installed over solid decking and underlayment, most homeowners find it about as quiet as other roofs.
Does a metal roof attract lightning?
No. Metal roofs don't make a lightning strike more likely.
Can broken tiles be replaced one at a time?
Yes. Cracked or slipped tiles can be replaced without redoing the roof.
Why is my tile roof leaking if the tiles look fine?
The underlayment beneath the tile is the real water barrier, and it wears out long before the tile does.
Concrete or clay tile?
Concrete tile is the more common, lower-cost choice. Clay costs more and holds its color longer.
