The basics

Start with the license

Florida requires roofing contractors to be licensed by the state. A state-certified roofing contractor's license number starts with CCC, and a locally registered one starts with RC. Look up any roofer at myfloridalicense.com before you sign.

Ask for proof of general liability insurance and workers' compensation coverage too.

Questions to ask

Five questions worth asking every roofer

  • Will your own crew do the work?Or will it be subcontracted? Either can work, but you should know who's on your roof.
  • What underlayment will you use?Ask for the product name and its wind rating.
  • What's your price per sheet for decking?Rotted plywood is common. A written per-sheet price prevents surprises.
  • What happens if it leaks in year three?A good answer names who you call and what the workmanship warranty covers.
  • Can I see recent jobs?Addresses of roofs finished in the last few months tell you more than old references.

Red flags

Walk away if you see these

  • Door-to-door pitches right after a storm.Good roofers are busy after storms. They don't need to knock.
  • Offers to waive or cover your deductible. In Florida, a contractor waiving or rebating an insurance deductible is insurance fraud.
  • No written, itemized estimate. For insurance-related repairs, Florida requires a good-faith itemized estimate. Ask for one either way.
  • A big payment before work starts.A deposit for materials is normal. Paying most of the job up front is not.
  • A price that can change without your signature.Any change to the contract should be in writing and signed by you.
